Township of Lower

Lower Township has more residents than any other municipality in Cape May County — over twenty-two thousand in 2020 — and more variety than most. Its largest communities, Villas and North Cape May, line the Delaware Bay shore. Erma, Cold Spring and part of Rio Grande sit inland. Diamond Beach is out on the barrier island beside Wildwood Crest, and the township also takes in Cape May Point State Park and the Cape May Lighthouse.
Most of the township is year-round residential neighbourhoods, which makes roofing here more like a suburban market than a resort one — except along the bay, where westerly winds come straight off open water.

The bayshore faces west across Delaware Bay; Diamond Beach faces the Atlantic. The two exposures produce different storm damage: westerly and north-westerly winds on the bay side, onshore ocean winds on the island.
Villas, North Cape May and the inland communities
The bayside neighbourhoods of Villas and North Cape May hold most of the township's homes. Inland, Erma, Cold Spring and Rio Grande mix older homes with newer construction and commercial corridors. Across the canal and out on the island, the township looks very different again — but most roofing calls come from year-round homeowners in these established neighbourhoods.
Weather off the bay
Delaware Bay gives bayfront homes long, open exposure to the west. The back side of a passing nor'easter can bring strong north-westerly winds straight off the water. West-facing slopes, rake edges and ridges are where post-storm damage usually shows.

Most repairs in the township are the familiar ones: a cracked pipe boot, flashing at a chimney or wall, a few shingles lost in a storm, or a valley clogged with debris. Leaks noticed quickly in year-round homes are usually easier to fix.

Bayfront homes: check west-facing slopes and ridges for lifted shingles. Inland homes: look for limbs and damaged gutters. Anywhere: new stains inside mean it is worth a closer look.
